FHA proposes changes to minimum property requirements

September 23, 2026 / By ICBA

The Federal Housing Administration posted proposed policy updates to its minimum property requirements (MPRs) on its Single Family Drafting Table for review and feedback.

Details: The FHA said:

  • The proposal seeks to modernize and strengthen its MPRs by aligning with industry standards, making it easier to do business with the agency.

  • The proposed updates take into consideration comments on its request for information on single-family MPRs dated May 29.

  • Stakeholders are encouraged to review the proposed policy updates and provide feedback through Nov. 6.

ICBA View:

  • ICBA and other groups in June urged the FHA to consider adopting the Fannie Mae and Freddie Mac property condition rating system along with the government-sponsored enterprises’ minimum property requirements.

  • ICBA and other groups in 2024 recommended that the Department of Veterans Affairs also align with the MPR standards established by the GSEs.
