MERS, created by the mortgage industry tracks ownership interests and servicing rights for residential and commercial loans alike. Loans registered in the MERS® System are protected against future assignments because MERS remains the mortgagee no matter how often servicing is traded between MERS members. The MERS® eRegistry, launched in July 2004, tracks the "holder in due course" of eNotes and is the first true step towards a complete electronic mortgage. MERS has been approved by Fannie Mae, Freddie Mace, FHA, VA, Ginnie Mae, and all rating agencies to act as mortgagee and nominee for lenders in all 50 states.
